Every job starts with a diagnostic and a written price before anyone opens a toolbox. No trip charge inside the Loop on scheduled calls.
Air Conditioning Service
Refrigerant charge verification, capacitor and contactor replacement, coil cleaning, condensate drain clearing. We stock the parts that fail most in Chicago's humid July — most single-system repairs finish the same visit.
Ductwork & Airflow
The third-floor bedroom that never gets cool is usually a duct problem, not an equipment problem. We measure static pressure, seal leaking joints, and re-balance registers before recommending a bigger system.
Thermostats & Controls
Smart thermostat installs with proper C-wire runs, zoning panel repair, and fixes for the "my app says it's heating but the house is cold" mismatch that usually traces back to a mis-wired common terminal.
Boilers & Radiators
Chicago's greystone stock runs on steam, and steam is a specialty. Radiator valve replacement, low-water cutoff testing, circulator pumps, and pressure problems in buildings that have been converted to condos.
Commercial & Rooftop Units
Rooftop package units, exhaust and make-up air for Loop restaurants, and after-hours service windows so a kitchen doesn't lose a Friday night to a failed blower motor. Maintenance contracts available.

Four jobs from this season.
- Printers Row, 700 block of S Dearborn Replaced a 22-year-old furnace and added a return-air drop to a converted loft bedroom that had never held heat. Two-day job, permits pulled.
- West Loop restaurant, Randolph corridor Rooftop make-up air unit failed on a Thursday. Sourced the blower motor overnight and had the kitchen back up before Friday service.
- Greystone two-flat, Ukrainian Village Steam system running at 4 psi and hammering through the radiators. Replaced the pressuretrol, skimmed the boiler, re-pitched two mains.
- High-rise condo, 300 block of N Wells Third-floor unit 8 degrees warmer than the rest of the apartment. Turned out to be a crushed flex duct above the ceiling — no new equipment needed.

Heating and Air Conditioning in Chicago started in 1994 out of a garage on the Southwest Side, back when a service call meant a pager and a paper map of the city. Ray opened the shop after eleven years working commercial mechanical rooms downtown; his brother Danny joined full-time in 1999 and runs the install crew. The Wells Street address came in 2006, and we've been in the same storefront since — you can walk in and talk to a person.
We're a small shop on purpose. Two service vans, four technicians, and a policy that the person who diagnoses your system is the person who explains it to you. That means we sometimes turn down work — if your 12-year-old condenser needs a $40 capacitor, you're getting a $40 capacitor, not a sales pitch for a new system. We've built thirty-one years of Loop and near-North business on that, and most of our calls now come from people whose parents used us.
We're licensed and insured in the State of Illinois, we pull permits for replacement work, and we handle the City of Chicago inspection paperwork for furnace and boiler swaps so you don't have to sit on hold with the Department of Buildings. Financing is available on full system replacements.
